» What if I am already using an estate agent to sell my home?
 

If you are already using an estate agent then you should check your contract to see what type of agreement you have with them. The different types of contract are:-

 

  • A ‘sole selling’ agreement – This is where even if you sell your home privately you will still be required to pay the estate agent commission when it is sold as they are classed as the sole seller.
  • A ‘sole agency’ agreement – This is where only one estate agent is authorised to sell your home but you can sell your property privately without paying the estate agent any commission.
  • A ‘ready, willing and able’ agreement – This is where an estate agent can claim commission if they introduce you to a buyer who wishes to purchase your property and is in a position to exchange contracts. If you do not sell your home to that individual for whatever reason the estate agent is still liable to charge you commission.
  • A ‘multi agency’ agreement – This is where you can use the services of a number of estate agents but will only have to pay commission to the one who actually sells your home.

  This is entirely up to you and you do not have to involve an estate agent to get a valuation for your property.
